AM and BAM to Transform Key Eindhoven Site with 1,000 Homes, Community Facilities and Green Space

Area developer AM, part of BAM, has acquired the Holiday Inn development site on Fellenoord in Eindhoven from Somerset Capital Partners. At this landmark location, adjacent to Eindhoven Central Station and at the heart of the Brainport region, AM and BAM’s residential construction business will work together with the Municipality of Eindhoven and Fellenoord 2040 to create a vibrant new urban neighbourhood, delivering approximately 1,000 homes, community facilities and a mix of complementary uses. The development will make a significant contribution to Eindhoven’s housing ambitions and continued growth.

The project is part of the Fellenoord district, one of the key areas within the large-scale Knoop XL regeneration programme. Around 85% of the planned homes will be delivered in the affordable housing segment. Alongside new homes, the scheme will include a SPIL centre bringing together a primary school, childcare facilities, after-school care and a sports hall under one roof.

Plans also provide space for a range of commercial and community facilities tailored to the needs of residents and visitors, including hospitality venues, small-scale retail, workspaces, studios and sports facilities. A hotel concept is also envisaged as part of the development, with its precise set-up to be determined at a later stage.

Opportunity for a New City Landmark

The spatial framework allows for the development of a residential tower of up to 150 metres in height. The final height will be assessed during the next planning phase. If realised at its maximum height, the tower would become one of the tallest buildings in Eindhoven and the surrounding region, creating a striking new landmark on the city skyline.

Integrated Development and Delivery by AM and BAM

BAM’s residential construction business will be responsible for delivering the project. The combination of AM’s expertise in area development and BAM’s construction capabilities provides a strong foundation for the further development and delivery of the plans. Fellenoord 2040 Development Company oversees the wider Fellenoord regeneration programme on behalf of the Municipality of Eindhoven and the Province of North Brabant.

In the Heart of the City

More Space for Greenery, Recreation and Social Interaction

The redevelopment will also help address current bottlenecks around Kruisstraat. The existing pedestrian and cycle tunnel beneath Fellenoord will be replaced by a safer, more spacious and better-connected at-grade route. As a result, an underground passage will make way for an attractive public realm that prioritises pedestrians and cyclists. Together with other projects in the Woensel-Zuid district, the development will contribute to the creation of a well-connected and enjoyable urban environment.

Sustainability is a key principle of the development. The buildings will be connected to Eindhoven Energie’s district heating network and will benefit from the area’s excellent public transport connections. Green space, health and climate resilience will be integral elements of the neighbourhood’s design.

Eindhoven Knoop XL

This latest development marks another important step in the transformation of Fellenoord. The area forms part of Knoop XL, the major regeneration programme surrounding Eindhoven Central Station. Over the coming years, approximately 9,000 new homes and a wide range of amenities will be delivered across the district. An area currently characterised by traffic infrastructure and office buildings will evolve into a vibrant new neighbourhood for living, working and leisure.

The project partners will continue to refine the plans over the coming years. In the meantime, hotel operations will continue uninterrupted. Subject to the completion of planning procedures, demolition and construction are expected to commence at the end of 2029. The estimated construction period is approximately three to four years.
