BAM to build 437 mid-market rental homes in Amsterdam’s Schinkelkwartier
BAM will build 437 mid-market rental homes in Amsterdam, making a significant contribution to the Dutch capital’s housing challenge. The homes will be located in Schinkelkwartier, an area that is set to transform into a vibrant and green urban district over the coming years.
CBRE Investment Management, acting on behalf of pension fund ABP, has reached agreement with Orion Investment Partners on the acquisition of the homes. The apartments will have an average floor area of approximately 52 m². The scheme has been designed by OZ Architects, with construction scheduled to commence at the end of 2026.
Located on Overschiestraat, the development is a collaboration between Orion Investment Partners and Boelens de Gruyter and forms part of the wider Schinkelkwartier regeneration programme, on the border of Amsterdam Nieuw-West and Amsterdam Zuid. In addition to the mid-market rental homes, the project will provide approximately 950 m² of commercial space, 40 parking spaces and extensive cycle parking within the basement garage.
Hans Spruit, Commercial Manager at BAM Wonen, said: "This project will deliver homes that are urgently needed in Amsterdam. The 437 mid-market rental apartments will provide housing opportunities for first-time renters, young couples, smaller households and families looking for an affordable home in the city."
The homes will be developed in line with ambitious sustainability objectives. The project is targeting an A+++ energy rating at building level, a BREEAM-NL In-Use Excellent certification and alignment with CRREM decarbonisation pathways. Heating will be provided via an energy-efficient district heating network.
Over the coming years, Schinkelkwartier will be transformed from a predominantly business-focused area into a mixed-use urban neighbourhood. By 2045, around 11,000 homes are planned for the district. The area will also accommodate offices, businesses, shops, restaurants and cafés, schools and sports facilities.
