BAM Construction wins major contract for No.1 Spinningfields, Manchester

Set within the heart of Spinningfields, Manchester’s premium business district, the impressive 24 storey building is set to deliver a world-class business environment and will be the finest and highest specified building in Manchester. Designed with true flexibility, amenity and choice in mind, the office development has over 24,000 sq m (260,000 sq ft) of space and floor plates of up to 2,300 sq m (25,000 sq ft).

The Grade A office accommodation includes ground floor and mezzanine reception areas, which will provide space for restaurants, cafés and a business lounge. The roof-top restaurant of 625 sq m (6,738 sq ft) will open onto a garden terrace. The two basement levels have parking for 115 cars, 10 motorcycles and secure storage for 120 bicycles with showers and lockers provided.

This striking glazed façade building will be constructed to BREEAM ‘Excellent’ rating. The development comprises a podium that dramatically cantilevers over Quay Street and Byrom Street, with a smaller cantilever over the Hardman Square entrance, which further enhances the public realm aspect. A pedestrian route through the ground floor will provide direct access between Quay Street and Hardman Square.

BAM Construction is expected to start the 97 week build programme in June.

No.1 Spinningfields has been designed by architects Simpson Haugh & Partners with technical detailing by Axis. The client team includes Gardiner & Theobald as the Project Manager and Cost Consultant and Mott MacDonald as the Façade Engineer. The design team now novated to BAM includes Roc Consulting as the Civil and Structural Engineer, Grontmij as the Building Services Engineer and Axis.

• The site is currently occupied by Quay House, which is currently undergoing demolition.
• The ground and mezzanine levels total 1,214 sq m (13,068 sq ft) and include reception areas for the office accommodation in addition to space for potential restaurants, cafés and retail occupiers.  The exact space allowed for specific non-office use has not yet been confirmed.
